Finding the next opportunity
Tell me what you want to own: the type of property, the markets, the price range and the return you need. I watch for properties that fit, on and off the market, and only bring you the ones that hold up once the numbers are checked.

Underwriting is the homework behind a good offer: testing the rents, expenses and financing against what the seller claims. Send the rent roll and operating statements, and you get an honest read on what the property supports.

Selling and buying again? How a 1031 exchange works
If you sell an investment property and buy another, a 1031 exchange lets you put the full proceeds into the new one without paying capital gains tax now, as long as you follow the rules and the calendar.
Before
We work out your net proceeds and what you need to buy, and a qualified intermediary is lined up before the sale closes.
Day 0
Your sale closes. The proceeds go straight to the intermediary, which is what keeps the exchange valid.
Day 45
You name your replacement properties in writing. Starting the search early makes this day much easier.
Day 180
You close on the replacement, and the tax on your gain stays deferred.

The numbers person in your corner.
Before I bring you an opportunity, I have already done the work: what the property earns, what it should sell for, and how that compares with the tax roll and its sales history. If it does not hold up, you will not hear about it. When it does, the analysis comes with it, and everything stays between us.
